    CoStar has been on the hunt for a residential real estate listing site for some time. The commercial data giant bought HomeSnap in 2020 for $250 million and made a bid to buy CoreLogic in 2021. That bid was eventually rejected as CoreLogic opted instead to sell to a private equity group.

    Earlier this year news broke that CoStar was in talks to buy Move Inc. from its parent company NewsCorp. Move has a number of residential real estate technology companies under its umbrella including Realtor.com and Avail. The sale was initiated by NewsCorp whose slumping profits have forced it to look for ways to streamline its operations and divest in non-core assets.

    This is likely only a temporary setback for CoStar. CEO Andy Florence has been very vocal about his intentions to expand into the residential market and compete with the likes of Zillow. CoStar already has a huge part of the commercial data market under its control as its platform is the go-to for many commercial brokers and owners. Its other company, Loopnet, has also remained one of the main commercial sale and leasing listing platforms. So, rather than trying to fight for an even larger stake in the commercial sector it sees an easier path for growth in residential. Stay tuned for what will likely be another bid from CoStar to acquire its way into residential brokers’ tech stack.

    Brightline has set a target for when its Orlando station will begin passenger service, according to its monthly revenue and ridership report.

    The Miami-based higher-speed rail service said in its January report that it wants to start service for the Orlando-to-West Palm Beach route in the second quarter of 2023.

    The 170-mile expansion connecting Orlando to the service's South Florida stations is 90% complete, the report says.

    In addition to beginning passenger service, Brightline also plans to finish its 37,350-square-foot Orlando station at Orlando International Airport's Intermodal Terminal Facility in March, Orlando Business Journal reports. The new station will span three stories and feature luxury amenities as it connects passengers to the current rail line.

    The construction of the new station and the start of passenger service are on separate timelines, Brightline says.

    The rail service company is also working on its Sunshine Corridor, a station shared with SunRail that will allow connections to the Orange County Convention Center, Walt Disney World Resort and Orlando International Airport. The corridor will help Brightline make moves toward its expansion to Tampa.

    Alabama-based developer Home Communities Company will be bringing  Floridian Town Center, a new mixed-use town center, to 3355 W. Orange Blossom Trail in Apopka.

    Home Communities Company is the managing partner of an investment group, including Corporate Realty and HC + Resources, that purchased the site in 2022.

    Plans for the 65-acre site include 600 multifamily units, a 180-unit senior living complex, a 120-room hotel and ample space for retailers, restaurants, healthcare services and offices. Phase 1 of construction on multifamily units is expected to begin in Q3 2023 with first phase of units delivering to market by early 2025.

    “The Floridian Town Center project complements the growth already taking place in Apopka,” said Home Communities Principal Jimmy Holloway. “We are creating a new space in the City of Apopka and metro Orlando area where businesses can thrive and residents can live, work and play.”
    Corporate Realty President and CEO Robert Simon added, “Our team has a wealth of experience and adding a skilled retail partner like CBRE was a vital next step for this development. CBRE’s operation in Orlando knows the market better than anyone, and their expertise is a great asset not only for us, but also for businesses looking to locate in this area.”
    “I’m excited to see this development and grateful to Home Communities Company for bringing new life to this site,” said Apopka Mayor Bryan Nelson. “One of my biggest priorities as mayor has been to revitalize our community and provide our citizens with more quality housing, curated dining, retail and entertainment options. The Floridian Town Center delivers on all that and more.”

    Cabot Jaffee and James Mitchell with CBRE in Orlando will lead retail leasing efforts. Spaces ranging from 3,000 square feet up to 100,000 square feet will be available for occupancy beginning in Q4 2024.

    “Floridian Town Center will be a premier retail destination for Apopka and the surrounding metro area. The development site is surrounded by a dense residential population with excellent connectivity to major thoroughfares with nearby access to the interchange of Highway 441 and State Road 429,” said CBRE First Vice President Cabot L. Jaffee III.

    CBRE announced that industry veteran Michael Cummings has joined CBRE Valuation & Advisory Services as a Senior Vice President to focus on the hotels sector on the East Coast and throughout the U.S.

    A team of hotels valuations and consulting professionals joins Mr. Cummings at CBRE, including Dick Keegan and Chris Keegan who will serve as Vice Presidents in Orlando. The team has deep experience in hotel development, operations, finance, valuations, impact studies, market studies, operator searches and transaction due diligence.

    When Daniel Lyonnais was just 11 years old, he was exploring his entrepreneur urges with two paper delivery routes in his native city of Detroit, Michigan.  In the bitter cold, in the snow - the real deal.  Some 50 years later, Dan, as he is known, is proud of the life he has built and thrilled to have a growing commercial real estate business where he uses his CCIM and Realtor training and skills across Central Florida from his homebase in Daytona Beach.

    Dan is also proud to serve as the 2023 President of the Central Florida Commercial Association of Realtors (CFCAR) and the Central Florida Commercial Real Estate Association (CFCREA).  Serving as the leader of this 10-county overlay board for 2023 seems just the right fit and right time for a man whose life has included many goals; much hard work; dedication to children, his family, and friends; a love for lifelong learning and a thirst for bringing people together.

    Dan’s love of hard work, family and learning has included owning and managing restaurants; developing and owning a Daytona Beach riverfront marina and restaurant complex; raising a family; working and playing hard in sports both as a kid and as an adult.  He has enjoyed boating, diving, adult ice hockey and more.  Yet in many ways, Dan is still the same humble person with an entrepreneur’s heart that he was when he lived 1,100 miles north and was playing high school football and hockey in addition to paying his own way.

    “I am thrilled to have my CCIM Designation,” Dan shares as reflects on getting Pinned in 2020.   “The entire course and designation is the #1 avenue to commercial real estate practitioners to show their capabilities, so I definitely wanted to part of THAT club,” he shares.  “You get tremendous respect and calls from all over the world for business,” he says with pride. 

    His work ethic and commitment to living an ethical life dovetail well into his Realtor Code of Ethics. He says he is also busy learning more about how to best use the member benefits of the Florida Realtors.   Dan sees serving as President of this growing CRE association as a chance to give back to his fellow CRE pros and share his enthusiasm for making connections and building business with them.

    “We have really been through it with the Pandemic.  I would like to see our CRE group get back to where it used to be, get people back out so they can be part of something.  We all need to connect at social events, there isn’t a true substitute for meeting in person,” Dan explains.

    “We also need to stay up on the latest trends, technology and market shifts, so I want to give our members more tools for their toolbox,” he adds.

    As a licensed Commercial Realtor at Adams Cameron & Company in Daytona Beach for the past 15 years, Dan has  worked in a multitude of commercial real estate disciplines and a long list of satisfied clients.  He applies his CCIM training and Realtor skills and experience to helping clients with Vacant Land, Retail and Industrial Investment Properties, Business Opportunity and evaluations, and Tenant Representation.

    “Prior to real estate I purchased, developed, and operated one of the top restaurants and marinas on the east coast of Florida. I also was a long-standing multi-unit franchisee for two of the largest fast-food franchises in the world. As a former restaurateur I am an expert in development, operational systems, financial business evaluations and forecasting,” Dan explains.

    “Originally raised in  Michigan, I moved to Florida in 1990.  I’ve been in the customer service business most of my life. I have a very strong knowledge and will of what it takes to satisfy my customers in an Ethical way. Living in South Florida for several years I saw firsthand the transformation of an exploding Commercial and Residential markets,” he adds.

    In 2000, Dan saw a chance to take on a new challenge.

    “I decided to move to the Daytona area and develop a very successful Restaurant and Marina operation named Caribbean Jack’s Restaurant & Marina. Prior to that venture, I was the owner/operator of multiple Wendy’s and Little Caesar’s Restaurants. I have always had a strong commitment to all my customers and thrive at making sure all of their needs are met. With my strong knowledge of the Restaurant Industry, I specialize in Business Opportunities and Commercial Properties. After selling the marina I decided to give CRE a shot. I have been working in the industry since 2007 and have earned my CCIM Designation in 2020."

    Fellow Daytona Beach CRE Broker and CFCAR Past President Bob Rand believes strongly that Dan Lyonnais is the right man for the job.

    “I have known and done deals with Dan for nearly 15 years,” shares the Coldwell Banker Commercial Benchmark broker an fellow CCIM.  â€śHe has always displayed a strong depth of knowledge in our industry and the ability to lead. I look forward to continued accomplishments and growth of CFCAR under Dan’s leadership,” he adds.

    Dan’s work and life ethics runs deeper than the example set by his parents alone.  His family inspires him to enjoy his life, his good fortune, and his good health.  

    “My family on my father’s  side of the family including his parents came from Montreal. My father was a 1st generation American. Longevity is certainly on my side. His brother lived until 92 and each of his sisters 94 & 98. My father is 94, a retired federal government contractor,” he states, adding, “My Mother is 2nd generation Irish & Scottish homemaker  who is currently 89.  Best parents one could have along with my three brothers and sister, I have a great family -- great memories,” Dan adds.

    Carol Tanner, CCIM, a Central Florida commercial real estate broker, recently received the prestigious Hank Thompson Award from the Florida CCIM Chapter.

    The highly sought achievement recognizes Certified Commercial Investment Members (CCIM) with an influential impact on its Chapter development, member services, and contributions to new member advancement for ten years or more.

    Tanner has dedicated her 17-years as an agent and broker toward advancing Central Florida’s office, medical, industrial and property management sectors -- as well making significant improvements toward the value of membership in the Florida CCIM Chapter.

    “Carol is most deserving of the prestigious Hank Thompson Award, the highest honor accorded to Florida Chapter Designees,” shares 2022 Florida Chapter President, Stephen Rigl, CCIM. Rigl added that “this award is given each year to recognize long time CCIM Designees who have perennially given their hearts and souls to the Florida CCIM Chapter, and we are very pleased this year that we could bestow this honor upon Carol for all her hard work and dedication as a volunteer on behalf 0f our Florida CCIM Chapter.”

    In addition to serving as Chair of Communications and VP of Administration for the chapter, Tanner has also served on the leadership board of the FLCCIM Central District and the Central Florida Commercial Association of Realtors, where she also served as 2019 President of CFCAR.

    “I am so very honored and to be recognized this way,” said Tanner. “I hold the recipients of this award in great respect and am surprised and humbled to be listed among them.” The award is not given every year, which Tanner shared made it even more of an honor to be a recipient.

    The Hank Thompson Award originated in 1990 in honor of Henry E. Thompson, President of the Florida CCIM Chapter.
